The Boat House is proud to be The Colony’s first non-smoking apartment community. This means that all of our common areas – indoors and outdoors – as well as ALL apartment and townhome interiors are non-smoking, creating a healthy and clean community for our current and future residents. We hope this helps you breathe a little easier about your choice to live at The Boat House.
We participate in a community-wide recycling program for all residents who want to do their part in going green. Our door-to-door valet trash service will pick up your trash and recycling at designated times Sunday – Thursday. There are blue recycling bags available at The Boat House leasing center that you can leave out with your other waste.
We love helping our residents save on utilities bills and save energy. Here are a few ideas you can implement into your daily living:

The Boat House is a pet friendly community; however there are breed restrictions and a limit of two pets per apartment. For cats there is a $150 refundable deposit and $150 non-refundable fee. For dogs 30lbs and under there is a $250 refundable deposit and $250 non-refundable fee. For dogs over 30lbs there is a $350 refundable deposit and $350 non-refundable fee. Monthly pet rent per pet is $15, and provides your pet access to Bacon's Dog Park at The Shacks.
The purpose of this document is to outline basic Resident conduct at The Boat House. The Texas Apartment Association (TAA) Lease outlines additional details on Community Conduct.
The fitness and clubroom facilities are provided for use and enjoyment of the Resident and 1 guest only. Owner assumes no liability for the safety and security of Residents. There should be no expectation of privacy through use of community supplied Wi-Fi and any usage constitutes Resident’s explicit consent to Owner’s possible monitoring and examination of all use of the computers. The retrieval, recording, transmission or display of any kind of sexually explicit graphics, audio or documents in the business center is strictly prohibited.
Pool, outdoor lounge area, courtyards and grills are exclusively for The Boat House Residents and no more than 1 guest per Resident. We are unable to rent or lease the pool or courtyards for any parties of any kind. Resident must be with guest at all times. Residents must have Resident Pass with them at all times. There is a $50 replacement fee if lost or stolen.
Resident also understands that the following will not be allowed at any time:
Team Members, Courtesy Officers, and The Colony Police Officers are authorized to ask a resident to vacate the area if violating any of the above policies. Hostility towards any of those authorized to regulate the areas will not be tolerated, and could lead to fines, lease violations, and eviction from the community.
Please remember we have these policies in place so that all residents are able to enjoy a fun and safe environment.
If your band becomes damaged due to wear, simply switch it out at the leasing office for a complimentary replacement! Wrist band must be returned for complimentary replacement.
We are happy to provide The Boat House residents with door-to-door trash pick-up service. In order to ensure that this service is provided in a timely, sanitary and safe manner, we ask that you please adhere to the following policies:
Trash Pick-up Days & Times:
Sunday, Monday, Tuesday, Wednesday, and Thursday Evenings 6:30 PM – 8:30 PM ONLY
(No Friday or Saturday Pick-up or on Holidays)
To show our commitment in keeping the grounds and community clean, we will be enforcing the Trash Policy and implementing a fine of $25.00 per item that is put out before or after the scheduled hours stated above. If you need to dispose of any trash outside of the scheduled trash pick-up hours, you may do so at the trash compactors located throughout the community.
If you have large items or furniture, please do not leave them at the community. Salvation Army will be happy to pick up your donations and can be reached at (214) 630-5611. Or you can dispose of them at the nearest offsite dumpster.

Lease terms vary, depending on the time of your move-in date, and according to the specials we offer from time to time. Usually our lease terms range from 13 to 15 months.
We charge no deposit with approved credit. A $100-$200 administrative fee is charged per home (price is dependent on size of apartment) as well as a $60 per person application fee for every applicant over 18. Call the leasing office for details.

The Grind Fitness Center was designed with your fitness goals in mind, and is free for all residents. You will also have access to two additional gyms at Thousand Oaks Apartments at Austin Ranch, free of charge. At certain times, Pilates or Yoga classes are offered at Thousand Oaks as well, for a minimal fee.

We offer all types of events, ranging from sports watching parties, holiday parties, meet your neighbor nights, happy hours on the dock, Saturday brunches, outdoor concerts and dog-friendly events. Austin Ranch is a master-planned community built on 1,900 acres of beautiful land reminiscent of the Texas Hill Country.
