WHAT ARE YOUR GENERAL GUIDELINES FOR LEASING? HOW DO I KNOW IF I will QUALIFY?

WHAT LEASE TERMS DO YOU OFFER?
Lease terms vary, depending on the time of your move-in date, and according to the specials we offer from time to time. Usually our lease terms range from 13 to 15 months.
HOW MUCH ARE YOUR DEPOSITS?
We charge no deposit with approved credit. A $100-$200 administrative fee is charged per home (price is dependent on size of apartment) as well as a $60 per person application fee for every applicant over 18. Call the leasing office for details.
WHAT IS YOUR PET POLICY?
We welcome your 4-legged family members! We accept dogs (certain breed restrictions apply) and cats only. You are limited to 2 total per apartment, and a pet deposit, fees and certain pet rules apply. Please contact the leasing office for more information.
WHERE CAN I ACCESS FREE WIRELESS INTERNET AT THE BOAT HOUSE?
Stay connected – wherever you are! Free Wi-Fi is available at our indoor and outdoor community areas including The Boat House leasing center, The Pier indoor/outdoor clubroom, The Grind fitness center and Pier 36 surrounding the pool.
DO YOU CHARGE MEMBERSHIP FEES FOR THE GYM?
The Grind Fitness Center was designed with your fitness goals in mind, and is free for all residents. You will also have access to two additional gyms at Thousand Oaks Apartments at Austin Ranch, free of charge. At certain times, Pilates or Yoga classes are offered at Thousand Oaks as well, for a minimal fee.
WHAT KINDS OF EVENTS DO YOU HAVE AT THE BOAT HOUSE?
Our docks were built to play and we expect you to use them that way! We offer all types of events, ranging from sports watching parties, holiday parties, meet your neighbor nights, happy hours on the dock, Saturday brunches, outdoor concerts and dog-friendly events. WHAT DOES IT MEAN THAT THE BOAT HOUSE IS A NON-SMOKING COMMUNITY?
The Boat House is proud to be The Colony’s first non-smoking apartment community. This means that all of our common areas – indoors and outdoors – as well as ALL apartment and townhome interiors are non-smoking, creating a healthy and clean community for our current and future residents. We hope this helps you breathe a little easier about your choice to live at The Boat House.
WHAT IS THE BOAT HOUSE DOING TO GO GREEN?
We participate in a community-wide recycling program for all residents who want to do their part in going green. Our door-to-door valet trash service will pick up your trash and recycling at designated times Sunday – Thursday. There are blue recycling bags available at The Boat House leasing center that you can leave out with your other waste.
WHAT IS AUSTIN RANCH & HOW BIG IS IT?
Austin Ranch is a master-planned community built on 1,900 acres of beautiful land reminiscent of the Texas Hill Country. Currently, we have more than 2,500 apartment homes, corporate campuses, retail shops in Austin Square, a dog park at The Shacks and single family homes in Austin Waters. We will be building for the next ten years, in the hope of reaching 5,000 apartment homes and additional retail to support our growing community.
WHAT SCHOOLS WOULD MY CHILD ATTEND?
All neighborhoods within Austin Ranch are located in the highly sought after Lewisville Independent School District.

DO YOU HAVE A REFERRAL PROGRAM FOR FRIENDS AND FAMILY?
Yes! We would love to have your friends and family as neighbors. Current residents who refer a friend receive a $250 rent credit after move-in. Ask any of our leasing agents for details on this program.
